Colgate profit up but costs still pressure margins (AP)

NEW YORK ? Colgate-Palmolive Co. said Thursday that higher revenue in Latin America fueled its second-quarter earnings, underscoring how American companies are increasingly relying on foreign markets as recession-weary U.S. customers get tapped out.

The New York company, best known for its toothpaste and dish soap, also noted that it had raised prices by 6.5 percent in Latin America, where customers are more willing to absorb the extra expense. It lowered prices in North America by 4.5 percent by offering discounts, which also helped it head off competitors who are scrapping "for pieces of a smaller pie," said CEO Ian Cook.

However, Cook also said he expects U.S. prices to increase in the second half of this year. The company hopes that focusing on higher-end products, such as toothpaste for sensitive teeth, and more advertising will entice U.S. customers to keep buying.

"If your product is seen as superior, there is the opportunity to raise prices," Cook said.

Like many companies, Colgate is paying more than it was a year ago for the materials it needs to make and transport its products. Companies want to pass those costs along to customers by raising prices at the store, but have to be careful not to raise prices too much and drive customers away. Though Colgate's revenue rose 10 percent, the amount it had to spend to make and transport those goods rose 13 percent.

Cook said that retailers and customers have so far accepted the higher prices. He added that current price increases this year are substantially less than price increases the company took after a spike in gas prices in fall 2008. He also notes that competitors have raised their prices too.

Cook said prices have "not been debilitating from a consumer point of view so far," and he's confident that "we can take pricing in a world where (other) people are doing the same."

Colgate has tried to mitigate the price increases for customers by trimming its own expenses, which Cook said can include "everything from telephones to computers to cars to lab supplies." However, Colgate's general and administrative expenses rose 10 percent as the company spent more on advertising, much of it aimed at making customers aware of new products.

The company said that higher commodities costs also drove down its gross profit margins. For the second quarter, the gross profit margin was 57.4 percent, down from 58.8 percent a year ago. Basically, that means that for every dollar the company generated in sales, it had 57.4 cents left over to cover basic operating costs and profit.

Colgate said its revenue for the three months ended June 30 increased 10 percent to $4.19 billion, edging analysts' estimates of $4.16 billion. Net income rose 3 percent to $622 million, or $1.26 per share.

Revenue growth was strongest in Latin America, where it climbed 17 percent. Revenue increased 12 percent in Asia and Africa, and 11.5 percent in Europe and the South Pacific, but fell 3 percent in North America.

Colgate gets about 80 percent of the revenue in its largest division ? oral, personal and home care ? from outside North America, up from about 75 percent five years ago. To be sure, some of the revenue gains are from favorable foreign exchange rates. As the dollar weakens, the revenue that a company earns overseas translates into more U.S. dollars.

Colgate's stock was up 59 cents, or 0.7 percent, to $86.08 in the early afternoon.

Sonja blamed someone else for the Marriage Equality debacle. Of course Bravo didn't air the person's name but some anonymous person wouldn't let Simon speak, not Sonja. And Alex was looking to make nice and brush it all under the rug. 

Plus 5 to Kelly for calling them on their bullshit and revisionist history. Speaking of Kelly, Cosmopolitan just rated her one of their nicest celebrities and she seemed to believe her own press. Minus 3 because that's always dangerous.

Viewer question: Why did Kelly call Alex weird? Well, all of these women are weird and Alex does always turn red when she speaks. Yeah. It's a little weird. Plus 2.

We had a look back at Kelly dissing Sonja's house, cleanliness, and finances. Are those the type of comments that get you on Cosmo's nice list? Minus 5.

We'll move onto Sonja who has had a tough year. She not only lost her lawsuit, she lost her panties, time and time again. The joke, as well as the view got old fast. Minus 8. 

Of course the lack of underwear didn't seem to bother Sonja. She's more upset about her conversation with Jill concerning her bankruptcy. Well, that's the risk you take when you sign up for reality TV. You never know what you might end up showing the world.

The Jill and Ramona saga continued. Seemed Jill wasn't saying that Mario was cheating on Ramona but she was actively promoting the rumor. Are we in high school? Minus 10.

But Plus 7 for saying that Ramona was most likely menopausal, not pregnant. At fifty-something it's just common sense, no matter how much Ramona wants to justify otherwise.

Then Jill accuses Ramona of ambushing her friendship with Bethenny and claims that Bethenny scared her. Oh please. Minus 7. Bethenny has moved on. Everyone else needs to as well.

Ramona insults Jill's husband Bobby and calls Jill a loser. Minus 6.

In return Jill calls Ramona a low life. The name calling could have gone on all night without Andy's intervention.

The funniest part was that Alex kept trying to interject herself into their fight. Jill called her and f-ing bitch and an idiot. Plus 10 for not holding back.

Viewers called Kelly the voice of reason this season and I will admit, it seemed like someone adjusted her medication. When Alex tried to interject, Kelly just kept talking. No, Alex she wasn't railroading you. She was ignoring you. Minus 5 for not taking the hint.

Cindy's turn. In my opinion, Cindy was the least interesting Housewife this season ... and the most surly. That didn't change at the reunion. 

Minus 15 for making us sit through yet another discussion about Cindy's conference call at Sonja's brunch. Cindy can defend herself all she wants to. It was simply rude.

It didn't seem like anyone liked Cindy. Sonja dissed her party. Ramona beat up on her brother and Alex told her she needed to get laid. But to be perfectly honest if Cindy disappeared for next season it would be no great loss. Plus 10 if Bravo takes the hint.

Finally we get down to Luann and Ramona and that's when things got nasty. Boy, did Ramona's claws come out.

Ramona obviously felt threatened by the Countess, although I'm not sure why. But the dirt started to fly.

Ramona called out Luann's open marriage and claimed her daughter Victoria had transferred to four different schools in just a few years. An obvious hit to Luann's parenting abilities.

Minus 10 because I expected better from Ramona. Dragging the kids into this was just plain wrong. You can throw one another and your husbands under the bus all you'd like but leave the kid's issues out of it.

Jill's so pissed she needed a break and apparently so did we because this reunion show will continue next week.

"True Blood" hits season high ratings; "Curb" surges (Reuters)

LOS ANGELES (TheWrap.com) ? "Curb Your Enthusiasm" scored a ratings surge even Larry David would have trouble complaining about.

The series, which enjoyed a seven-year high for its July 12 season premiere and climbed an additional 17 percent the following week, jumped another 24 percent for Sunday's episode, HBO said Tuesday.

Sunday's episode grabbed an accumulated 2.9 million viewers between its two airings, with the 10 p.m. broadcast scooping up 2.4 million viewers, and a midnight re-airing taking in an additional 554,000 viewers.

Meanwhile, the cable outlet's flesh-friendly vampire drama "True Blood" experienced a high for its fourth season, which premiered June 26, with 6.6 million total viewers tuning in between the episode's 9 p.m. airing (which grabbed 5.3 million total viewers) and its 11 p.m. re-broadcast (which scooped up an additional 1.3 million viewers).

Last Sunday's episode garnered a total of 6.2 million total viewers.

Banker Optimism For Commercial Real Estate? | The Oakstone / LAX ...

The nation?s bankers are sounding more optimistic about the commercial real estate markets than at any time since the onslaught of the Great Recession in 2007. In their second quarter earnings conference calls over the past week, several spoke of plans to re-enter the CRE market or actually reported CRE loan growth already.

Bankers also reported increased demand from CRE borrowers and increasing competition for new business ? particularly multifamily. The level of interest in CRE lending was similar from both big banks and community banks.

?Proof of the increased debt availability can be seen in the significant increase in second quarter sales volume versus the same period last year,? said Chris Macke, senior real estate strategist for CoStar Group.

?$73.7 billion in sales were recorded in the second quarter 2011 alone; that compares to $44.5 billion in second quarter 2010,? Macke said. ?We haven?t see a non-fourth quarter number that high since the third quarter of 2007; and maybe most importantly up from $51.1 billion in first quarter of 2011.?

?What we hope to see next is an increase in the debt available for smaller acquisitions in non-gateway cities,? Macke said.

Part of the reason for the lenders? optimism is that the asset quality of the banks? commercial real estate books is showing steady improvement. The recovery in delinquency rates that began in mid-2010 appears to have resumed after stalling in the first quarter, according to Matt Anderson, managing director of Trepp.

Anderson is estimating that the total delinquency rate could fall to 5%, down from 5.4% in first quarter. If that proves true, the estimated drop would be the largest since this segment began to recover in mid-2010.

Anderson reported that early results suggest that banks also have stepped up efforts to shed problem Commercial Real Estate (CRE) loans. Larger banks particularly have stepped up their disposals of problem loans.

So as the problems in their existing portfolios begin to go away, bank executives were saying growth can begin as soon as this quarter and be a real driver of growth next year, according to Bruce R. Thompson, CFO of Bank of America Corp.

?As we look at that commercial real estate number, we obviously, don?t like to see loans going down,? said Thompson of what is still happening at Bank of America. ?At the same time, there was some stuff that you would have wanted to come off. We feel very good about where the commercial real estate portfolio is now and quite frankly, are trying to figure out places to do more commercial real estate where it makes sense.?

David Zalman, chairman and CEO of Prosperity Bancshares Inc. said his bank is going to focus more in third quarter on trying to come up with some pricing products for commercial real estate so that it can try to increase that area of growth.

James C. Smith, chairman, president and CEO of Webster Financial Corp. said commercial real estate lending represents a special opportunity for judicious growth. Strong originations in the second quarter more than offset a continuing high level of repayments; and the pipeline also has grown significantly, which bodes well for future originations.

Kelly S. King, chairman and CEO of BB&T Corp. in Winston-Salem, NC, said his company has a pretty good appetite for multifamily and expects that it can actually begin to grow its CRE book over the next several quarters.

Philip Flynn, president and CEO of Associated Banc-Corp., said his bank is starting to see a return on our investments for its CRE loan growth. In total, the Associated?s CRE and construction portfolio grew by $50 million to $3.9 billion in the second quarter. Commercial real estate will be a driver of the bank?s loan growth in 2012, he said.

The following excerpts from earnings conference call are typical of what we heard and generally reflect the overall current state of CRE lending.

Quality Participation

We?re seeing some very good opportunities at extraordinarily low [loan to values] with high-quality property owners that gives us the ability to participate in some real commercial properties that are, in fact, adding to that overall growth in our commercial loans. So, as we look to the future, we continue to see strength in that particular category. There is, in fact, as always the case, on that line, some properties that are driven by multiuse as we have talked about in the past.

But I think it?s important to recognize that some of these properties are very large properties that, in fact, we have discussions with regard to sharing some of those loans with others.

Growing Existing Relationships

On the commercial real estate front, loan balances increased $69 million, or 2% quarter-to-date. The growth in commercial real estate loans during the second quarter was largely due to expanding relationships with existing customers and new loans to new commercial customers.

If some of our current clients had opportunity to get good assets, commercial real estate, we?ll be willing to finance that. What we are not going to do is somebody just coming in, along with one-off transactions, buying a real estate, or just want to refinance one property.

By and large, economic conditions continued to show modest improvement. Here in California, the technology and entertainment industries are performing well, international trade is growing, tourism, agriculture and commercial real estate are also showing real signs of improvement, and in the geographies where we are located residential real estate continues to show some positive signs. The multifamily space is particularly strong.

We are actually kind of happy of the part that we have really been actively trying to grow, the commercial real estate mortgages or the finished portfolio, was up this quarter.

So finally we have had an increase there, which we are happy about, and we think there is other good things to come there. And you know, there is activity now on construction, I mean it is more on the multifamily front, so I?m really thinking, we?re not at the low point we are pretty close to it and that is starting to come back up a little bit.

Average commercial real estate balances for mortgage and construction loans declined by a little more than $1 billion during the quarter, as market liquidity continued to remain good for these assets. We anticipate that the decline in commercial real estate balances will slow considerably during the third quarter and stabilize or potentially grow by the fourth quarter of this year. While our clients remain somewhat cautious compared to prior recoveries, our lending pipelines are solid, and we are actively supporting our clients? borrowing needs.

There?s a few things going on there. One is that we have very opportunistically delevered a lot of our clients, gone to the equity markets, gone to the commercial loan mortgage market. So that process has really kind of run through.

The second thing that?s happened is we have now successfully transitioned that book. When we started, we had about 60% of that book that was in construction. Today, that rests at 16%. And then at the same time? we really targeted these owners of real estate. And we?re getting a lot of traction. We have a lot of traction in the REIT business already. I think we lead 17% of all the publicly traded REITs in a financing perspective. But we?re also now getting a lot of traction with these owners of real estate. So not only are the exits diminishing, but we?re getting a build in the pipeline.

Trend Not an Aberration

The commercial real estate portfolio grew nicely as well, and we continue to see good, well-structured deals. Our overall commercial pipeline is strong and this trend is not an aberration, but one in a series of double-digit growth quarters in our commercial portfolio.

Importantly, I can assure you that our success here is not coming from any relaxation of credit standards on our part; rather it is a direct result of our focused efforts over the last two years to cultivate and grow this business. Our emphasis on serving as a reliable source of credits through thick and thin, maintaining high visibility in the marketplace, and adding experienced lenders to our ranks is really paying off.

Gassing Up

Our commercial real estate portfolio increased $29.1 million or 7% on an annualized basis. The majority of the increase came in our gas station portfolio as we had the opportunity to extend financing to a very large operator of gas stations in metropolitan areas that has strong capital liquidity and cash flow. We had a very strong pipeline entering the second quarter, which contributed, to the loan growth we experienced.

Capacity To Grow Not the Will

ORLANDO, Fla., July 21, 2011 - Students across the country put in much more than their two cents this year to raise money for Olive Garden?s Pasta for Pennies program benefiting The Leukemia & Lymphoma Society (LLS).? In fact, more than three million students at 6,520 elementary, middle and high schools collectively raised a record-breaking $8.4 million to support cancer research.? Thanks to their successful efforts, the funds raised for LLS through Olive Garden?s Pasta for Pennies program over the past 17 years now total more than $61 million.

Students in first through 12th grade participated in this year?s program by filling collection jars and boxes in their classrooms with spare change over a three-week period during the school year.?
